Our development practice in real estate is guided by a design-led approach —with human-centred design that pivots on the spatial economics of the internal life. We see dwellings as the smallest building blocks of our neighbourhoods. We seek opportunities in what is often habitually overlooked, genuinely questioning market 'norms' and critically studying prevailing 'forms'.

As a designer-developer, we pride ourselves in our unique approach to our capital projects, leading change through grounded pro forma. We also serve as development consultants, applying our thinking and expertise in the planning and execution of real estate projects for like-minded developers and stakeholders. With a vertically integrated design execution model and the capacity to take design across scale —from interiors to the urban, the high level of granularity in our practice for suburban retrofits and urban intensification is unparalleled.

From bedrooms to outdoor living spaces, between private and communal spaces, my practice aims to introduce a fresh perspective in the private sector from bottom-up. Rather than devotion to the creation of exclusive real estate, I aim to lead a team that creates housing (dwelling) to host quality living (and co-living) through inclusion by design.

As a Vancouver-based designer-developer, juggling housing affordability with development feasibility is a challenge we look to tackle with on-going creative optimism —carefully and boldly confronting urban affordability with a sense of patient urgency.

We’re here to shake things up a little, loosen out-dated fixation on certain spatial ideals, and redefine the internal life in greater relevance to current socio-economic contexts in Vancouver and beyond. We do so through project-based implementation and on-going research, putting our ideas to test in our internal capital projects and those projects we engage with like-minded private developers and and public institutions.

Using an integrated project design approach, our team of allied professionals is led with an interior-centric approach to design, positioned to address spatial adaptability, material durability and building performance with given financial constraints. Our dedication to accessibility, health and safety measures in finishes, and sensitivity to user-defined adaptability encompass the design-driven vision which manifests in all that we deliver.
